SUMMARY:Anatomy of a Laundromat Lease
DESCRIPTION:Your success in the laundry business is directly dependent on the quality and terms of your lease. In most states\, the written lease agreement is one of the strongest and most binding agreements you can sign. Over the next several years\, 50 percent of laundries that go out of business will do so because of a combination of bad leases and uncooperative landlords. Therefore\, negotiating on a “win-win” basis is the best way to assure that you secure the best lease possible for your laundry. Attend this program to learn what makes a laundromat lease different from other retail stores and the key elements that should be included in your lease for the long-term success of your business.\n\nPresented by Karl Hinrichs\, Owner\, HK Laundry\n\nSpeaker Bio\n\nKarl Hinrichs has spent most of his life in laundromats\, growing up revolved around the family distributorship. At the age of 13\, he carried his father’s toolbox and started to learn how to fix washers and dryers. At 16 he was collecting laundromats and fixing machines. Every summer during school\, he was working on the HK installation crew or running the distributorship while his father was on vacation.\n\nAfter college\, Karl worked for 3 years as an environmental research chemist before his father “gave him an offer he could not refuse.” Karl has been in the laundry business full time since 1980 and purchased his father’s distributorship in 1995. HK Laundry Equipment is 53 years old and has been a Huebsch distributor since its inception in 1967. Karl & HK Laundry Equipment won the Huebsch distributor of the year in 2013. Karl is a past CLA board of directors and routinely contributes to Planet Laundry with articles and commentary. By the end of 1987\, he had built and was operating three stores offering his innovative “first class” wash & fold service. In 1996\, after successfully selling his three coin laundromats\, Cary relocated to Atlanta\, where he purchased and refurbished two existing coin laundries and built two brand new stores.\n\nOver the course of several years\, Cary was a multi-store owner\, operating four vended laundries until he sold three of his stores and continued operating Splish Splash in Marietta\, Ga. for seventeen years.\n\nCary is currently a member of the Coin Laundry Association and a senior business consultant having written fifteen articles for Full Cycle Magazine under “Laundry 101.” He assists established laundromat owners in building and staffing wash-dry-fold profit centers and also consults with new investors in all phases of start-up coin laundry operations.\n\nPaul Pettefer\nPaul was in commercial banking when he purchased his first 2 stores in 2004. Since then\, he’s purchased 2 more stores\, built a small route business and started a small regional commercial laundry equipment repair business. All of Paul’s 4 coin laundry stores do a robust WDF and commercial WDF business. Paul says his key learnings in the coin laundry industry are all about how to get the most from your stores via remodeling\, repowering with equipment\, tweaking the equipment and layout\, and building a positive team to take care of your customers and your WDF business. Paul is a multi-preneur\, having also started Christian ministry adventures\, and is now headlong into launching a new Craft Barbecue Joint\, @PaulsRibShack because he loves to make friends and share stuff he is good at! Two years later\, she closed on her first pair of stores\, and she hasn’t looked back. She has since purchased a third location\, and also added pickup and delivery service to her offerings.\n\nPrevious to this industry\, Stacey was the general manager for a regional chain of specialty retail stores\, and also a professional dance teacher. Her background in education\, customer service\, operations\, and employee management mesh well in her new chosen field.\n\nWhen she is not working on her business\, you’ll likely find her either outdoors or volunteering her efforts to causes she holds dear.
